Not every steel exit door is a fire door

"Steel fire exit door" covers a few different things, and they're not interchangeable. Getting the right one on the right opening is the whole job — so here's the plain-English difference.

Final exit door

The last door on an escape route, opening straight to a place of safety outside. Its job is to let people out quickly and reliably under load.

Emergency exit door

An escape door on a route used in an emergency. Fitted with emergency escape hardware — a pad or lever — where only trained staff use it.

Steel personnel & security door

A robust steel door for everyday access or security, which may or may not sit on an escape route. The hardware is chosen to match how it's used.

Tested fire-resisting doorset

A doorset tested and classified to hold back fire and smoke for a set period. That's a separate specification — not every steel exit door is one, and I'll never imply otherwise.

Replace worn exit doors

Take out the old, damaged or seized steel exit door and frame, prepare the opening, and fit a new steel doorset in its place.

Emergency escape hardware

Pad or lever emergency exit hardware for escape doors used only by trained staff. The recognised standard for this is BS EN 179.

Closers, hinges, alignment and latching put right so an existing steel exit door opens and closes as it should.

Door closers & restrictors

Suitable closing and opening-control hardware — closers, restrictors and controlled hold-open — fitted and adjusted to help control the door, limit damaging over-travel and protect the doorset in exposed or heavily used locations. What's right depends on the door's size, exposure and whether self-closing is needed, so it's specified to the opening, not assumed.

How a steel exit-door replacement runs

Survey and spec

I look at the opening, how it's used and who uses the exit, and agree the right steel doorset and escape hardware for it — before anything is ordered.

Remove and prepare

Out with the worn door and frame. I prepare the opening so the new doorset fits square, plumb and true.

Fit the steel doorset

The new steel door and frame go in, fixed properly into the structure and made good so it's weathertight.

Fit and adjust the hardware

Panic or emergency escape hardware fitted and adjusted so the door opens easily under load and latches when closed, with the correct signage.

Check and hand over

A final operating check, the area left tidy, and I talk you through it before I leave.
